The amazing Venezia Tre is located centrally on the border between three districts, only 5 minutes' walk to the Rialto Bridge and 7-8 minutes' walk to San Marco Square. If you take a private water taxi from the Airport in about 20 minutes you will be dropped off in front of the entrance!

The spot is strategic: being close to the San Marco district allows you to easily reach public transports and main landmarks, while being on the border of the Castello and Cannaregio districts enables you to experience a non-touristy and truly authentic holiday, still finding supermarkets, local shops, bars and restaurants just around the corner.

Some of the less-known but absolutely spectacular tourist attraction in the vicinity are the nearby Miracoli Church, San Giovanni e Paolo Church (perfect for a coffee on its square), and Campo Santa Maria Formosa whit its prestigious historic palaces. The surroundings are an infinite source of inspiration, on every bridge or fondamenta the view is truly Venetian.

The Tiziano is a so called "Noble Floor" (the most important of the Historical Palace, where the family that built it in the medieval times use to live) of about 500 square meters, restored to the highest standards preserving and respecting the antique structure and features. It has been smartly furnished to please the most demanding guests with both authentic antique furniture and well screened modern technological appliances such as air-conditioning and heating systems, Wi-Fi internet connection, large flat screen LED TV with DVD player and home theater system, Hi-Fi sound system, etc...

You can perceive the uniqueness of this place from the entrance courtyard, which as you can see from the image gallery is still exactly like it was few centuries ago. Walking into the entrance gate of the Tiziano you will start feeling euphoric probably, like we were the first time. As soon as you walk up the monumental stairway and the huge living room opens up in front of you (the so called "Portego" in Venetian, a central room that runs from side to side of the palace, facing both canal and garden/courtyard usually) the emotions will reach the climax. All we can say is that pictures can't tell the whole story, words even less, therefore you really have to visit in order to fully understand what we are talking about!

The classic style living and dining room communicates with a very functional kitchen, equipped with every possible amenity. Next to the kitchen there is a laundry room with washing machine, dryer, iron and ironing board and every tool needed during a long stay by a large family. The house has four bedrooms and three bathrooms, perfect for up to 8 people. The size of the bedrooms and the luxury of the bathrooms is second to none: especially the master bedroom and bathroom would please any king (or "Doge" as we are talking about Venice!) but again it would be much better to use them than reading about it? There is a mezzanine level where a modern style bedroom with en-suite bathroom is found, possibly more suitable for the youngers. The two most important bedrooms face the canal.

The canal view enjoyable from the large Istria Stone balcony of the living room, on the recently restored Palazzo Van Axel (one of the most beautiful examples of gothic architecture of the city) will entertain you at any time during your holiday. Highly reccommeded.

The standard rates and minimum stay nights indicated above are subject to change in high and low season. The Rental Fee is inclusive of sheets, towels, welcoming service, final cleaning and utilities. Tourist taxes are not included and must be paid in cash at arrival (max 10 Euro per person).

There can be few more romantic places for a meal. Riviera is hugely popular with anyone who values cuisine which manages to be excellent and very refined without tipping over into pretension. The menu is dictated by what's fresh and seasonal. The raw seafood antipasti melt in the mouth, the fish is cooked to perfection. They do mouth-watering things with meat and game too, but options for vegetarians are limited. If you're looking to push the boat out, the seven-course Venezia seafood tasting menu (€105 a head without wine) is a real treat. To top it all off, the service from owner GP Cremonini and his team is friendly but extremely professional and the wine list contains some gems. A former musician, GP arranges occasional live music in the small, homely interior: check the restaurant's Facebook page or call for details.

Warm and intimate, located along the water on the north side of the lagoon facing toward the Islands of Murano and Burano, during summer you can take advantage of the attractive terrace with great views of Venice Lagoon. Now run by the Alajmo family - renowned restaurant owners from Padua(earned three Michelin stars there) - the Quadri is one of Venice's 'gastronomic monuments'. It is housed in one of the most photographed palazzi in the city and adorned with stucco decor, Murano glass and fine fabrics. Beautifully presented, creative cuisine made from the best quality ingredients. Modern interpretations of Venetian classics. Almost perfect service. This is one of Venice's best. Get dressed up and go for the great food, atmosphere and experience, but beware if you're on a budget. The cafe downstairs, though touristy, now serves probably the best coctails in Venice. Very expensive, but if you plan in advance, you can sometimes reserve to have one of their tasting menus for lunch, at half price, by visiting their web page.

Seafood features prominently on a menu that includes fresh flavour-filled takes on the classic Venetian bean soup, octopus with chickpeas and a panoply of pasta. Moderate prices

It is on the vapporetto line, the stop before Burano. Here vines are grown and wine produced, as well as vegetables. A piece of rural life, right in Venice. The restaurant usses many of the ingredients produced here and is just excellent. It has, indeed, earned one Michelin star. Not to be missed. Expensive. As an alternative, a more affordable and less formal companion piece to its Michelin-starred sister, Venissa Osteria at the same location is an upmarket osteria offering updates on Venetian classics such as marinated fish, duck pasta and bigoli (thick wholemeal pasta with anchovies). For an extra treat, splash out on a glass of Dorona, the prestigious golden-hued wine varietal only grown here. Make sure you save room for some of Venice's best desserts. Moderate prices at the Osteria.

For half a century now they've fed everyone from the local postman to famous Burano resident Philippe Starck by selecting the best and the freshest of the morning seafood catch and using it to make perfect versions of local specialities like risotto con i gò ('gò' are gobies, a small but tasty Adriatic fish) or a fritto misto (mixed seafood fry-up) so light it could almost convert me to fried food. The interior is charmingly unreconstructed, but in warm weather the few outside tables are the ones to book. For such a humble place, the wine list is surprisingly well structured.

The family that owns the place is part of the dynasty that owns the Emilia lace brand, and the elegantly feminine décor is a good advertisement for their design sense. The chef takes the day's seafood catch and turns it into excellent, unfussy Venetian dishes like risotto al gò (with goby, a local fish), spaghetti with clams and mussels, turbot baked with potatoes. It's not cheap, but you're paying for the position, the canalside tables, the professional service, and the sheer quality of the ingredients. If you're looking to pop a question – or simply want to impress your better half – they have a panoramic single table for two on the altana, or roof terrace, which can be booked, with dedicated waiter service, for an all-in price of €150 a head, wine included.

Our stay, my wife our 10yr old son and myself in the the apartment for 3 nights before our cruise started in Venice was a definite highlight for us.

From the time we were met at the water taxi pickup everything was very professional, very friendly and very efficient.

We also had some fantastic private tours, not only to the islands, Burano, Murano and the lovely Torcello for lunch at the Cipriani, but an amazing private, just the three of us, tour of San Marks Basillica after hours.The guides you arranged were informative, friendly and all locals.

We travel extensively and often, especially in Europe as we have a property in the south of France and I must say accommodation rarely meets our expectations, no matter what the cost, but, the apartment was in all respects a very pleasant surprise. The area was great, quiet and central, it was clean, modern and everything worked!

We have no hesitation in recommending your company to friends who are traveling abroad as we feel our experience was one of the most pleasant we have had in our years of travel.
